How do I check my title deed records in Turkey?
How to view the property registered in your name and its title deed details online through e-Devlet and Web-Tapu.
Short answer
Sign in at turkiye.gov.tr with your e-Devlet password, type "Tapu Bilgileri Sorgulama" (Title Deed Information Inquiry) in the search box and open the service. Every property registered in your name is listed with province, district, block (ada) and parcel numbers. For the fuller record, including annotations and mortgages, log in with the same credentials at webtapu.tkgm.gov.tr.

Step by step
Sign in to e-Devlet
Open turkiye.gov.tr and click "Giriş Yap" (Log In) at the top right. On the "e-Devlet Şifresi" tab, enter your Turkish ID number and password. If you do not have a password yet, collect the sealed envelope from a PTT branch and set one up first.
Find the title deed inquiry service
Type "Tapu Bilgileri Sorgulama" into the search box at the top and click the matching result. Alternatively, go to "Kurumlar" (Institutions), open the Land Registry and Cadastre General Directorate page and pick the same service from its list.
Review your property list
The service shows a table of every property registered to your ID: province, district, neighbourhood, block, parcel, property type and share. Click a row to open the detail screen for that property. An empty list usually means the record has not been transferred into TAKBİS yet, which the land registry office can confirm.
Switch to Web-Tapu for the full record
For annotations, declarations, mortgages and ownership history, go to webtapu.tkgm.gov.tr and choose "e-Devlet ile Giriş" (Log in with e-Devlet). Open "Taşınmazlarım" (My Properties) in the left menu and select the parcel to see the registry entry and any encumbrances on it.
Produce a barcoded document
At the bottom of the e-Devlet inquiry screen, use "Barkodlu Belge Oluştur" (Create Barcoded Document) to generate a verifiable printout. In Web-Tapu, follow "Belge Talebi" or "Taşınmaz Bilgi Belgesi" to download the official version. Barcoded documents can be validated online by the institution receiving them.
Apply in person for someone else's or an older record
The online service only shows your own record. If you need a third party's record because of inheritance, litigation or a power of attorney, take your proof of authority to the relevant land registry office, booking through Alo 181 or the appointment system.
Tips
Watch out
Never share your title deed details with anyone who calls or messages claiming to be from a land registry office, a notary or a buyer. Approving a pending step in Web-Tapu without reading it can transfer your property or register a mortgage against it. Always confirm the transaction type and the other party first.

+Is checking my title deed record on e-Devlet free?
Viewing properties registered in your name on e-Devlet and Web-Tapu is free. Requesting an official document or starting a transaction triggers revolving fund and duty fees, and the current amount appears on screen.
+Can I look up someone else's title deed record?
No. Title deed records are closed to anyone who cannot prove a legal interest. With a power of attorney, court decision or certificate of inheritance, you can request the record at the land registry office.
+My property is missing from the list, what should I do?
The usual causes are a record not yet migrated to TAKBİS, an ID number that does not match the owner details, or an older paper deed. Apply to the land registry office where the property is located and ask for your identity details to be updated.
+Does the inquiry printout count as an official document?
A screenshot does not. Documents generated with a barcode can be verified by institutions through the validation code. If the institution wants a wet-signed or specially formatted document, request it from the land registry office.
+What is the difference between Web-Tapu and the e-Devlet inquiry?
The e-Devlet service gives a summary list of your properties. Web-Tapu also shows annotations, declarations and mortgages, and lets you start and approve transactions such as sales, transfers and document requests.
